About Hillside Croft
Hillside Croft is a stunning, large, luxury, Derbyshire self - catering cottage, located in the beautiful Derbyshire Dales and close to the magnificent Peak District National Park. This historic cottage dated 1709 is located just 2 miles from Carsington Water and between the ancient market town of Ashbourne and the former Mill town of Belper, which is located on the UNESCO Derwent Heritage Trail. It is our pleasure to host large groups who are respectful of this property, families, parties, reunions and hen parties are most welcome. Old meets new in this historic Derbyshire party house, which shares ancient features with modern amenities to provide character, luxury and comfort. With cosy log stoves with logs provided, wi fi and hot tub included it also has the option for catering and pampering to be provided to make your stay special.

Sleeping up to 14:
Hillside Croft is a grade II listed building full of old world charm and the advantage of modern amenities. With ancient oak beams in every room, stone mullioned and leaded windows, inglenook fireplaces, revealed stone and timbered walls and a mix of oak, tiled and carpeted floors this cottage is a delight. Extremely warm, comfortable and furnished with handmade antique pine furniture and coordinating furnishings to a high standard. It has full oil central heating. The accommodation is set out as follows:
Kitchen:
This delightful farmhouse style kitchen is a delight with handmade pine units, granite and tiled worktops and a double French pottery sink. It includes:
- All crockery, cutlery, dishes, glasses, baking tins & utensils, childrens plates, beakers, cutlery
- All items for cooking-sieves, scales, mixers, bowls etc.
- Microwave, toaster, kettle, slow cooker, mixer, blender, coffee maker and cafetiere
- Double oven with 4 ring ceramic hob.
- Large saucepans, frying pans, steaming set.
- Tall refrigerator plus second large fridge/freezer.
- Dishwasher
- Washing machine
- Drier
- Hoover, Mops, buckets etc.
Dining Room:
This heavily beamed dining room has a cosy log stove inside a magnificent inglenook fireplace. An antique chicken coop dresser and large dining room table are the centrepieces of this lovely room. The large dining table is extendable and seats 10 to 14. There are two high chairs.
Lounge:
The lounge is comfortable with 3 sofas and 1 chair and has a second log fire, with heavily beamed ceilings, and revealed stone and timbered walls it has a cosy and relaxing ambience. There is a large LCD Smart TV with free view and separate DVD player, also an IPOD dock and CD player.
The cottage is on 3 floors, the stairs are shallow, no more than 5 steps before a full landing on which there is a chair, a handrail is to one side, easy to navigate- suitable for young children and the elderly.
Bathrooms:
There are two bathrooms both on the central first floor. The large master bathroom has a roll top bath, plus a separate walk in shower with power shower. It has a top mounted sink and WC.
The second is off the master bedroom and has a walk in shower, WC and sink. Both are beautifully tiled.
On the ground floor is a 3rd WC. There are shaving sockets in both bathrooms.
Potty for children and WC stand.
Bedrooms:
All bedrooms are beautifully fitted and furnished with handmade old pine, chests of drawers and all side tables have marble tops, all furnishings are co ordinated. Hairdryers and 2 cots provided. There are a good mix of double and single beds. The two singles can be lengthened for tall people by arrangement. Furniture cannot be moved between rooms.
Bedroom 1:
Bedroom 1 has twin beds and is also located on the first floor. There is also a second fold up single bed chair (this must be requested).
Bedroom 2:
Bedroom 2 is located on the first floor and is a double with en suite. It has also a single quality fold up bed chair and a travel cot ( these must be requested). It is beautifully furnished with hand made pine furniture and coordinating fabrics.
Bedroom 3:
Bedroom 3 is located on the 3rd floor also a double with 2 single low beds. The ceilings are sloping. Access to this room is via Bedroom 4.
Bedroom 4:
Bedroom 4 is located on the 3rd floor also a double and 1 single low bed. The ceilings are sloping. Access to bedroom 5 is through Bedroom 4.
Bedroom 5:
Bedroom 5 is located on the 3rd floor, it has a double bed and 1 single bed which is quite low. The ceilings are sloping.
Hot tub:
This delightful large Derbyshire self-catering cottage comes with its own private hot tub located in the beautifully landscaped gardens. Guests will be given instructions and terms and conditions of use which must be adhered to.
The Gardens & Parking:
Hillside Croft is surrounded by 6 acres of private land, part is beautifully landscaped gardens and the rest pastureland. The gardens are mostly lawns with feature trees sprinkled around and wide flower borders. There are two ponds which are well fenced. The fields may occasionally be grazed by sheep or cattle.
The hot tub is located in the garden at the rear of the cottage, along with a hardwood patio set and chimera. There are two BBQ’s both solid fuel, one of which is moveable. There is a shed in the garden in which cycles may be stored. Some outside toys/games are provided
Additional Info:
2 high chairs, 2 travel cots and child’s potty , WC stand and changing mat are provided. Guests are requested to bring their own bedding for the cots.

The amount of guests booking Hillside Croft must not be exceeded with extra day visitors.
When using the hot tub the owners will come to check daily, you will be given initial instruction on usage, health and safety. This will have been previously sent to you in an email to be read signed and a copy returned to us. This must be strictly adhered to for your own health and safety.
Outside noise – please be respectful of neighbours with no late outdoor noise.
There is plenty of safe off road parking for all guests.
Please respect speed limits on the drive, for the safety of neighbours and livestock
Please ensure children are always monitored by an adult and gates are closed when playing, there are secure fenced ponds and access to roads from the drive.

Our large luxury 5 bedroom self-catering cottage Hillside Croft is a grade II listed buildings and as such is restrictive with such as headroom, steps, door widths, low beams and low and sloping ceilings. Because of this we offer a short description of the cottage to provide useful information. There are floor plans shown on our website which are to scale which will help. If you have any questions at all please ask and we will be happy to go through every room step by step with you.
The drive from the road to the cottage is level, and all parts of the gardens and car parking area around the cottages can be accessed without steps. There is ample car parking for all cars and no restrictions on widths for doors opening. There are lights around the cottage and a security light which will automatically come on with movement.
Hillside Croft is a stone, 3 floor cottage. Both of the outside doors are standard widths with 1 step each to access the cottage. There are two steps from the front entrance hall to the lounge and 1 step into a 3rd floor bedroom ( bedroom 4 on the plan). The largest bedroom if space is required is bedroom 1. It has 4 short flights of stairs between floors. In order to make the stairs more user friendly between floors the stairs have been reduced to 5 steps within each flight with a full landing between and a chair. The stairs are not steep and are wide with a handrail on one side to the top.
All door openings on the 1st and 2nd floors are standard widths but are lower than normal door heights, the 3rd floor rooms have narrow and short doors with sloping tops.
The shower in the main bathroom is large and similar to a wet area, with no doors but is accessed by just one step giving more area for movement. Both showers controls have lever controls as does the sink and bath in the master bathroom. The second shower is a slightly larger than normal shower enclosure with a door.
All 3 WC are normal height at present.
Floors are a mixture of surfaces- The front entrance hall is stone. The dining room is oak, the kitchen and rear entrance and downstairs WC is tiled. The bathrooms are tiled. The lounge, stairs and landings and all bedrooms are carpeted.
The outside area is grass with borders, pebbled paths and drives. Outside both entrance halls outside is stone.
We have a Seinheiser hearing device should you wish to borrow it.
